Privacy Policy.

1. General provisions

This policy explains what personal data this website collects, why, how long it is kept and what rights you have. It is prepared with reference to the General Data Protection Regulation (EU) 2016/679 (GDPR).

By using the website and contacting me, you confirm that you have read this policy.

2. Data controller

The data controller is Vladislav Siritsa (an individual), the author of this blog.

Contact for all questions about personal data: v.siritsa@residence-estate.ge.

3. What data is processed

The website has no contact forms, registration or comments. Data reaches me in three ways.

When you write to me yourself on WhatsApp, Telegram or by e-mail: your name or messenger username, your phone number (on WhatsApp), your e-mail address, the text of your messages and the details you share about your wishes (city, budget, timing).

Technical data when you visit the website: IP address, browser and device information, date and time of the request and the requested page. This data appears in the hosting server logs and in technical cookies.

Web analytics data, if you accept analytics cookies: a cookie identifier, pages visited, the source of the visit, device, browser and approximate location. This data is collected by Google services: Google Tag Manager, through which analytics is loaded on the website, and the Google analytics service itself.

I do not request special categories of personal data; please do not send them.

4. Purposes and legal bases

Purposes: answering your enquiry, advising on real estate in Montenegro, preparing options for your request, keeping in touch about the matters you write about, operating and securing the website, and analysing traffic to improve the journal.

Legal bases: your consent (Article 6(1)(a) GDPR). For correspondence it is expressed by you writing to me after reading this policy; for analytics you give it separately by accepting analytics cookies in the cookie banner. Technical data is processed on the basis of my legitimate interest in operating and protecting the website (Article 6(1)(f) GDPR).

5. Retention periods

Correspondence in e-mail and messengers: until the purpose is achieved, but no longer than 3 years after the last contact.

Hosting server logs: up to 12 months.

Technical cookies: for the duration of the session.

Analytics cookies: for the period set by the Google service, usually up to 2 years. You can delete them in your browser settings at any time.

After that period the data is deleted or anonymised, unless the law requires otherwise.

6. Cookies and analytics

The website uses technical cookies that are necessary for it to work and, with your consent, analytics cookies of Google services (loaded through Google Tag Manager) to collect traffic statistics.

You can accept only the necessary cookies or all cookies. Refusing analytics cookies does not limit access to the website. You can change your choice in the cookie settings at the bottom of the page or in your browser settings.

No advertising cookies are used on the website.

7. Storage and transfers of data

The website is hosted by Hostinger on servers located in Germany; website data and server logs are stored there.

Web analytics data is received and processed by Google. Its servers may be located outside the European Economic Area, so by accepting analytics cookies you consent to such a transfer. If you do not agree, choose “Necessary only”.

If you write to me on WhatsApp or Telegram, your messages are processed by the owners of those services under their own rules.

I do not sell personal data and do not pass it on to third parties, except where required by law.

8. Security measures

I take organisational and technical measures to protect data against accidental or unlawful access, alteration and deletion: access to correspondence is restricted, the website uses a secure connection and your data is not published.

9. Your rights

You have the right to access your data, to have it corrected or erased, to restrict or object to its processing, to data portability and to withdraw your consent at any time. You may also lodge a complaint with the supervisory authority of your EU member state.

10. How to withdraw consent or send a request

Write to v.siritsa@residence-estate.ge with the subject “Personal data request” or “Withdrawal of consent”. To help me find your data, please state which account or address you used to write to me.

I will reply within one month, as required by the GDPR. After you withdraw consent I stop processing your data and delete it, unless there is another legal ground to keep it.

11. Changes to this policy

I may update this policy. The current version is always published on this page; the revision date is given below.

Revision date: 21 October 2026.
